Seller's Agent

A licensed real estate agent who represents the homeowner selling a property, also called a listing agent.

Seller's agents help homeowners price the property, prepare it for market, list it on the multiple listing service, host showings, negotiate offers, and shepherd the contract through to closing. They have a fiduciary duty to the seller's interests, similar to a buyer's agent's duty to the buyer.

Listing agreements typically run 90–180 days and define the commission rate, marketing scope, and what happens if the seller terminates early. Sellers should interview several agents, compare proposed marketing plans, and look at recent listing-to-sale price ratios in their neighborhood.

Buyers should remember that the seller's agent is not their advocate, anything shared with them goes back to the seller. Buyers benefit from having their own representation rather than relying on the listing agent to fairly represent both sides.
